    Interim Head of Property Project Management

    Our client, a leading, multi-site hospitality business, headquartered in central London but with a large, national property estate seeks a highly experienced property project manager to support an ambitious site-expansion programme across the next 6 months. This role will lead the delivery of all property projects including evaluating, planning, designing, project management and construction for all new and existing sites, with the ultimate objective of establishing 'best in class' ways of working through the leadership and direct management of a highly capable project management team.

    Assessing the high-level feasibility of potential new sites prior to acquisition.

    Ensuring all budgets and capex investments are appropriately approved, and expenditure is tracked and reported in line with Finance requirements.

    Providing the appropriate technical evaluation of each site and corresponding development requirements.

    Ensuring effective delivery of each development site, from initial acquisition through to opening, delivering the required project outcomes on time, to cost and quality requirements, including all documentation and handover requirements.

    Providing appropriate decision making at key stages in the property development process using governance forums where required.

    Ensuring approvals and consents are in place through effectively liaising with landlords and local authorities.

    Ensure consistent, cost effective delivery of every new and refurbished site, through adherence to agreed format and design standards.

    Optimise the value of each site project, through the utilisation of procurement outcomes.

    Provide specialist technical input regarding mechanical, electrical etc into the design and delivery of each site.

    Input specialist technical knowledge and delivery expertise into continuous improvement of site.

    Proactive, accountable, hands on, adaptable and able to react quickly to a fast moving, ever-changing environment.

    Experience of delivering multi-site property developments consistently and at scale (c.50 - 100 sites per year).

    Highly numerate, with experience of managing capex budgets more than £50m.

    People development, with proven track record of creating and leading high performing teams.

    Excellent communicator, with the ability to simply convey complex messages and influence at a senior level.

    Commercially astute, able to evaluate investment decisions considering customer and brand expectations balanced with the required levels of return.

    Customer focused, always striving to improve the experience for all customers through own area or across the business.

    Experience of appointing and managing third party contractors and advisers to deliver required results.

    Process orientated, with ability to identify and remove waste through applying lean thinking.

    Able to work cross-functionally, to bring together all parts of the business to deliver the right outcome.

    Is a change leader, able to mobilise the Project Management team.

    Professional qualified in the areas of property development project management, surveying, architecture or similar.

    Ensuring health and safety requirements are being observed and adhered to throughout the development process.

    Providing leadership, recognition, coaching and motivation to the Project Management and wider Development team to ensure all strategic and operational objectives are met.

    Ensuring succession planning and development pathways are in place for all levels within the team.

    Positively representing the Development function internally and being an ambassador for the group, externally.

    Being recognized as a leader of the Development function, not just project management.

    Highly capable operator at senior level, able to turn strategy into actions, successfully resolve difficult situations, and make critical decisions under pressure.
